First month in as the property manager for a 52-unit building in Tempe, and I’m realizing I need guidance beyond YouTube and AppFolio tutorials… Where have you found mentors or a solid peer network (local IREM chapter lunches, vendor breakfasts, LinkedIn cold DMs), and how do you approach that first ask without sounding transactional?

Volunteering to run check-in at an @Arizona Multihousing Association breakfast got me my first mentor — name‑tag duty is the networking cheat code. For the follow-up, lead with a single, narrow ask like ‘Mind a 15‑minute gut check on my turn process? I’ve tried X and Y,’ so it feels collaborative, not salesy.
